Building a new house takes just a few months these days. All you need to do is agree on a plot and design. Then simply wait a while and move in, right? Not exactly. Your input is still a huge part of the design process. The appearance of your property inside and outside is still down to you. Even the floorplan can be negotiated. Then, of course, is your choice of building materials, fixings, and appliances. So what happens and when?

Confirm Your Preferred Design Is Available
Many builders publish their new house designs but can’t always accommodate it where you might want to have it. Sometimes you might like features from two different designs, so it’s important to negotiate what can be altered to suit your preferences. Always check before you sign anything that everything you want is available to you so you can avoid disappointment.
Manage The Finer Details Of Outside Design
The outside space is just as important as the interior, but not all builders will landscape for you. Instead, you’re left with a rather bland square of soil or perhaps a hastily laid lawn. Always check how much work will be done. Will the roof be included and the kitchenette connected? Are there large planters like the photo or can they be arranged and installed before you move in? If you want a fabulous outdoor area, it’s worth spending the time with a designer and seeing how much can be accommodated as part of the build.

Picking The Interior Style To Suit You
Most newly built properties are pretty much ready to move in. You can usually negotiate the colours used and the type of flooring. The walls will be plastered and painted, and your light fittings will be in place. Of course, the soft furnishing and additional light details will be down to you. Where you place your furniture and even the style of furniture will need to be managed after you’ve taken possession of the property. Still, that means there is plenty to look forward to for the creative soul. And not too much to do for those that don’t want to do it.
Privacy Choices
All properties should come with adequate window dressings to provide privacy in the bedrooms. Some builders will include blinds for all the room. However, there is unlikely to be a fixed or permanent boundary in place. Instead, planting and paving are likely to indicate where your property starts and finishes. Until planting has a chance to mature, this might not offer you adequate privacy. You might need fencing as well. Are you designing a newbuild home?
